Lawn and landscaping citations are among the most common — and most disputable — HOA fines, because the standards are often subjective.

Why Lawn Fines Are Vulnerable

• The rule is frequently vague ("maintain a neat appearance")
• Enforcement is often selective — your neighbor's brown patch gets ignored
• The HOA may lack dated photographic evidence

Step 1: Demand the Specific Standard

Ask the HOA to identify the exact CC&R or rule provision and the objective standard you allegedly failed to meet.

Step 2: Photograph Your Yard and the Neighborhood

Time-stamped photos of your lawn — and of uncited neighbors with the same condition — build a strong selective enforcement defense.

Step 3: Raise Reasonableness

If you were cited during a drought, a watering restriction, or while actively reseeding, document it. Many states require HOAs to act reasonably.

Step 4: Send a Dispute Letter

Cite your state statute and CC&Rs, attach your evidence, and request dismissal of the lawn or weed fine.
